The paper investigates the structure of financing of large Russian construction companies engaged in housing construction using the agreements for participation in shared construction (APSC). The changes in legislation related to the introduction of escrow accounts and their impact on the activities of developers are studied. Based on the financial statements of the largest developers, changes in the financing structure for 2017–2020 are analyzed, an assessment of structural changes is given, dynamics of the corresponding indicators are traced and trends are identified. The methods of descriptive statistics and analysis of structural shifts are applied. The results of the study are of interest for chief executives of financial departments and financial managers of construction companies, for the government agencies in charge of housing construction and supervising the activities of developers, and for researchers dealing with problems related to the capital structure.
